Asphalt Sealing Overview

Before the property is sealed the perimeter will be edged if necessary, cutting back weeds/grass for a more finished look.  The area will then be cleaned of all debris with power blowers.  Next a water soluble sealer is applied.  Weather damage, oxidation and the effects of gas, oil and salt are greatly reduced with sealing.  Without sealing, oxidation dries out and deteriorates the asphalt binder.  The pavement loses its flexibility and small cracks develop.  Water and chemicals, etc. are then able to penetrate the surface causing rapid pavement deterioration.
